Severna Park Homes and the MLS




The Internet Is Changing The MLS -- What Will Be the Impact on Severna Park Homes?

 

In the late 1800s, the MLS (Multiple Listing Service) System was born. The CREA (Canadian Real Estate Association) and the NAR (National Association of Realtors) were the original founders of the MLS System, and still today only their members may make use of it.
 
The MLS is a giant list of properties that is sent from one broker to the balance of those affiliated with the NAR or the CREA. With their combined efforts, the home sells much quicker, and those involved get paid a commission. The new age of marketing and advertising has created somewhat of a rift between the NAR and the CREA. Both sides seem to agree that there needs to be adjustments from within the system if they are to be competitive in this new market.
 
Many Severna Park property sellers and buyers can now locate and sell Severna Park homes through the internet. The internet allows the seller to list their Severna Park real estate and have it seen by buyers who are searching for real estate at no extra cost to them but there are also a lot of purchasers who may be looking for homes in Baltimore, and go to search engines and look up the term Baltimore MLS listings.
 
With this new technology, the MLS System has to reinvent itself to stay competitive and the NRA and the CREA have been convening to discuss possible changes. The MLS System is not without its own advantages, however, as it still proves to be very effective. Brokers have client bases and know how to negotiate with prospective buyers, and it would be advisable to put your real estate in their care rather than your own. However, the increased amount of information posted on the internet is making for a more educated Severna Park house seller market.
 
The NAR and CREA seem to be of the opinion that the MLS must be opened up to more than just members of CREA and the NAR. Property sellers often have to do research to find an Severna Park real estate agent, and opening up the MLS to more realtors will create less hassle for the seller, which will result in more clients for the MLS realtor base. Members of the MLS System recognize that the Severna Park real estate market is shifting, and that they are going to need to accept smaller fees for their services. In order for these Severna Park Realtors to continue assisting each other make money, they are going to have to keep the MLS alive. 
 
The main concern with the MLS System is that its members charge surplus fees to sellers for its services. In many cases, these services have little to do with the MLS listing. When this became known to the public, many were outraged by the NAR and the CREA charging fees that were extra to what was needed for just the listing. As with many other businesses, the MLS System needed to be changed due to public demand.
 
We hope the MLS will change for the better and it will benefit everyone who owns Severna Park homes.
